Property Taxes

How does my tax bill come?

You will receive your tax bill in mid December of each year. The tax bill will indicate how much is owed for each parcel.

 

When do I pay it?

Payments (at least 1st installments) are due by January 31st to avoid interest and penalties. Payments received or postmarked on or before December 31st will be recorded as paid in the current year.

Payments can be mailed – include the full tax bill(s) and a self-addressed stamped envelope must also be included if you would like a receipt mailed back to you.

Payments can also be made in person at the Town Hall on dates that will be determined on a yearly basis.

 

Do you escrow? – IMPORTANT PLEASE READ

If the escrow check is made out to YOU, deposit the check into your bank and write a new check to the Town of Mazomanie.

If the escrow check is made out to YOU AND THE TOWN OF MAZOMANIE, endorse the check and send it with your tax bill.

If the escrow check is made out to TOWN OF MAZOMANIE, just send it with your tax bill.

Occasionally, the assessor or his/her representative may need to enter into land to update information to establish a fair tax assessment value for each property. No entry into a building or dwelling will ever be made without consent. However, entry onto lands, including lands around buildings is assumed, unless written notice is provided to the assessor. If an assessor is not allowed access for viewing property, an owner cannot contest the level of assessment set by the assessor. Sec. 70.47(7)(aa) of WI Stats.

 

OPEN BOOK
After the assessor completes the assessment roll, the tax roll is available for examination. This is an opportunity for taxpayers to discuss their assessment in an informal setting with the assessor. Your assessment MAY be changed at this meeting.

BOARD OF REVIEW
If you are still unhappy with your assessment, you may appeal to this board which is comprised of local officials. Watch the local newspaper for notice of both open book and board of review or call the clerk for more information.

Property Assessment Appeal

If you would like to appeal your property assessment, you are encouraged (but not required) to first discuss your assessment with the assessor. If you determine that you would like to proceed with appeal to the local Board of Review (BOR), you must provide written of your intent to file an objection to the BOR Clerk at least 48 hours prior to the Board of Review meeting.

In the Town of Mazomanie, the municipal clerk serves as the Board of Review clerk so please provide a notice of intent to file an objection to clerk@townofmazomaniewi.gov or by calling the Clerk at 608-795-2920.

 

Open Book

At some point in time prior to the Board of Review meeting, the assessment roll is required to be open for inspection for a minimum of two hours and the assessor must be available. This period of time is called Open Book, and during this time, you are welcome to discuss your assessment with the assessor.

The Property Assessment Appeal Guide for Wisconsin Real Property Owners suggests: “When you meet with the assessor you should ask questions to help you understand the assessment process and how your assessment was determined. Ask the assessor to show you the records for your property and to explain how your assessment was determined. Make sure the size, age, condition, number of bathrooms and other physical characteristics of your property are correct. Also, if you know of recent sales of property in your area, bring them to the attention of the assessor. An informal discussion with the assessor can often resolve a problem before bringing an appeal to the BOR.”

Board of Review Meeting

If you have decided to appeal to the BOR, you must file an objection form with the BOR clerk prior to or during the first two hours of the BOR’s first scheduled meeting. If you do not file a completed objection form, the BOR may refuse to act on your appeal.

As part of your appeal, you must present evidence proving the assessor’s value is wrong or your assessment will not be changed.

The Wisconsin Department of Revenue has created a guide for property owners regarding the property assessment appeal process. 

Tax Rolls & Tools

Real Estate and Personal Property tax bills will be mailed in mid December, each year.

All 1st installment PROPERTY taxes and full payment property taxes (paid before Jan. 31) are payable to the Town of Mazomanie Treasurer.

Tax payment office hours:

Dec 27, 2024  4-6pm, Dec 30, 2024  4-6pm and Jan 31, 2025  4-6pm.

Tax payments received on or before 12/31/2024 will be posted as having been paid in 2024.
2nd installment property taxes (due July 31st) are payable to the Dane County Treasurer. You will be re-billed for your second installment.)

3 WAYS TO PAY:
1. Mail your payment to Kristi Beuthin, Town Treasurer, 711 West Hudson, Mazomanie, WI 53560.
2. Pay in person during the tax payment office hours (NO CREDIT CARDS ACCEPTED).
3. Deposit your payment in drop slot in the Town Hall door. (711 West Hudson, Mazomanie) no later than January 31. DO NOT PUT SECOND INSTALLMENT PAYMENTS IN DROP SLOT. THEY WILL BE RETURNED TO YOU!

 

Escrowed taxes: Endorse your escrow check and mail it with your tax bill. If your escrow check is less than the tax bill, you must include a personal check to make up the difference. If your escrow check is for more than the tax amount, call your escrow agent to have them re-cut the check for the exact amount. If you choose to send in the escrow check reflecting an overpayment, you will receive a refund within a month.
